Public and Private Utility Lines
One doesn’t need more than a quick trip through the streets of Niguel Shores to notice a fair amount of construction in progress. If you are involved in a major home remodel or a even less complicated project, such as replacing a fence or adding solar panels, it is critically important to be aware of the location of utility lines.
Before digging or doing any kind of repair or improvements that require excavation, responsible contractors will require you to locate the underground utilities on your property. This includes water, sewer, gas, electric and cable lines.
The lines running throughout the streets and easement areas that deliver these services are Public Utility Lines terminated at a service point adjacent to your property. The lines running from your house to this service point are Private Utility Lines.
Homeowners are responsible for installing and maintaining the lines on their own property up to the Public Utility connection point even when it crosses a common area.
The individual characteristics of each tract in our neighborhood may have unique differences in how the point of service may be accessed by a homeowner. There is a utility easement that exists for the purpose of distributing services efficiently across common areas; however, the responsibility of maintaining the private utility lines remains with the homeowner.
Our Homeowners Association only maintains utility lines that deliver services to Common Area elements such as security lighting, drinking fountains, landscape water, etc. if you believe it may be necessary to excavate in a common area of Niguel Shores, please contact the Association Office for verification before taking any action.
