Architecture Committee: December 2022 Update

The Architectural Committee (AC) is required under both the recorded CC&Rs and the Bylaws and is charged with the responsibility of reviewing and approving or disapproving all applications for exterior modifications to a lot. Like all committees, the AC is comprised of owner volunteers. The Association would like to extend its gratitude to Jeannie Sticher, John Yocca, Mike Stively, Trisha Pearson, John Chis, and Barbara Speare for their time and service on the AC in 2022.
The Committee meets twice a month, on the first and third Mondays. As of the first meeting in November, the AC approved 216 architectural applications this year: 158 applications for replacement of an existing item, 29 applications for improvements (major hardscape and landscape projects), 16 change order applications for adjustments to an approved modification, and 13 remodels.
In addition, 2 applications were closed as incomplete while 10 applications were disapproved for conflict with the existing rules.
The community has been quite busy with construction in 2022 but all these improvements lead to retaining property values and keeping Niguel Shores beautiful.
