Maintenance Committee: May 2026 News

While we are in the heart of spring, the Maintenance
Team anticipates a busy summer when all our amenities are in high use. In order to be ready, the
Niguel Shores Maintenance Committee meets regularly with our Facilities Manager, Bob Everson, to
ensure our community remains the architectural and recreational gem we all love. Our meetings typically focus on high-profile renovations, but our most recent session provided a look at the
sheer volume of work happening quietly behind the scenes. We were surprised to learn that the
maintenance team completes between 600 and 700 projects monthly, many of which are handled so
efficiently they never even reach the Committee’s formal attention. This incredible output happens
while the team simultaneously manages major infrastructure upgrades, supports our numerous
resident clubs, and prepares for the wonderful special events we enjoy throughout the year.
To keep our facilities in top shape, the team has asked us to pass along a few important reminders
regarding the Com-munity Center. If your club or event requires the use of the room’s audio system,
please submit your request in advance of your meeting. Most importantly, we ask that you do not
touch the AV equipment. The system is professionally pre-set for the room, and manual adjustments
can cause lasting damage. If you encounter a technical issue, please contact the maintenance staff directly for assistance.
Additionally, for the safety of our youngest residents, please ensure you do not prop the Community
Center gate open. This gate serves as our Child-Safe Pool Fence, and leaving it unsecured is not
only a safety risk but can lead to Health Department violations and hefty fines for the Association.
Bluff Tables—The grass in our community is watered using reclaimed water. The old tables at the
bluff were directly on the grass and the tabletops were solid. In a health-related issue, SCWD
informed us the tables would need to be removed or replaced with tables with an open tabletop
design so no standing reclaimed water would remain on them. This is because the water or its
residue presents health risks if it comes in contact with food and is ingested. The wooden tables
are mounted on concreate, so they are not affected. The new tables were a much cheaper solution than installing concrete bases for all the old tables.
Thanks, Bob—Finally, we want to extend a special thanks to Bob Everson for his recent ingenuity
regarding the community spa. The refinishing process took longer than anticipated due to strict
recirculation requirements mandated by the local Health Department. When bids from outside
companies to rectify the issue started coming in at tens of thousands of dollars, Bob devised a
brilliant alternative. By diverting lines from the bubbler jet system, he was able to meet all
Health Department requirements and reopen the spa at a fraction of the cost with a wonderful
result. We are incredibly grateful to Bob and his staff for their tireless efforts in keeping
Niguel Shores running smoothly!
