Water, Slopes, and Drainage—An effective and well-maintained drainage system is vitally important
for every lot in Niguel Shores. We live in an area with a high water table in a development
containing a number of slopes. Water migrates to the lowest elevation, which means all of the
underground water runs towards the ocean. It is a common occurrence in most coastal communities and
these environmental conditions create a unique combination of risks that can compromise both the
structure of a house and the land it sits on.
A high water table means that groundwater is close to the surface, especially during wet seasons.
Without proper drainage, this water can accumulate around foundations leading to hydrostatic
pressure, moisture intrusion and flooding in your home or that of your neighbor. Over time, excess moisture
will weaken concrete, promote mold growth and damage interior finishes. An effective drainage
system will help redirect water away from your home and mitigate these risks.
Check for Problems—We live in an area with a challenging terrain, and drainage systems play a
critical role in protecting the homes in our neighborhood. Check your drain-age system at least
once a year. Make sure that plantings or other materials are not interfering with proper drainage
on your property. Investing in this is not only a matter of maintenance—it is a matter of safety.
